What kind of a house can I get for $500,000 in Northern Westchester/Putnam counties?

While working with buyers, my job is, of course, to find them the absolutely best buy in their price range. In most cases, the buyers are looking at quite a few towns before making their selection, therefore, I have selected the houses that offer most value for the money  in Northern Westchester and Putnam counties (those communities along I-684, and bordering Connecticut).

Below is a list of “best buys” at/around $500,000 mark that are currently on the market and not foreclosures or short sales.

Bedford

Beautiful farmhouse colonial built in 1920. 4 BR, 2 BTH, 2000 sq ft, 1 acre of land, overlooking Mianus River. This house features many original details, inviting front porch, professional landscaping, and 2 car detached garage. Originally this house came on market in August 2009 at $650,000! Since then it has been reduced to $499,000. Estimated tax amount is $12,000/year.

Brewster

Katonah

Listed in October 2009 at $495,000, the tax amount is $8,615, there is additional community fees of $300/year.

Mahopac

North Salem

Patterson

Opportunity to own brand new construction! Subdivision of 8 custom homes, 4 models to choose from, priced from $429,000. The houses will feature 4 BR, 2.1 BTH, 2600-3000 sq ft, 0.5 – 2 acre, tax amount will be calculated upon completion!

Pound Ridge

Contemporary Raised Ranch on 2 acres of land. 4 BR, 2.1 BTH, 1885 sq ft, 2 car attached garage, built in 1984. The major updates (roof, siding, windows, kitchen, baths, central air) have been done in recent years. New to market, the house is listed at $499,000; annual tax is $10,500.

Somers

Contemporary Raised Ranch in Greenbriar community. 4 BR, 3 BTH, 2300 sq ft, 0.23 acre, 2 car attached garage. This house is new to market and is listed at $499,900. Annual taxes are $11,228 with community fees of $200/year.

South Salem

Raised Ranch on 2 acres, built in 1969. 3 BR, 2 BTH, 1264 sq ft, 2 car attached garage. This house needs cosmetic renovations and new appliances. Listed in December 2009 for $499,000; annual tax is $11,521.
